Yes occasionally I have had this conversation where I ask them to accompany me if they know the neighbor or else I go on my own and respectfully discuss the eysore and offer to incentavize them to remove or correct it if they do not volunteer it. (The incentive is discussed with the seller in advance. Spend $500.00 to make an extra $50K is a no brainer).
It has worked sometimes and other times I've had doors slammed in my face. It is always worth trying...you show your seller your value regardless of the result.

Great question, and huge challenge if you don't live in a HOA . . . one of the reasons that even residential I want to include some zoomed-out neighborhood aerials . . . our area has some VERY 'nonconforming' areas where a 500k custom home can be next door to a singlewide that looks straight out of Deliverance, LOL
We have some super nice kids who live (thankfully) around the corner, their yard is a efkin DISASTER! Violations for DAYS! Hot tub in the front yard with no fence right there is against our pool barrier laws! A theater screen next to it hung from the front window - and oh, the junk! He is an HVAC guy so there are always at least 3 or 4 dead evaps in his front yard! It's horrible. Other neighbors have asked me, with no HOA what can we do? Well we DO have CCRs and since the developer's still in prison, LOL you CAN go to County for enforcement and file a complaint, which would have YOUR name on it and they would know it was you. So he's gotten away with it for YEARS . . . and again he is a nice guy that never has had trouble with anyone aside from the eyesore.
He's a TENANT and the owner is a trust out of TN, LOL
If your client's neighbor is a tenant, dropping a dime on the property owner could possibly help . . . if it's a HOA, they could violate the neighbor.
And as far as coaching them, find out if they have a good relationship with the neighbor - and if threatening that could be a whole nother can 'o worms!

Well Michael Elliott you don't hire an arsonist and end up in the crow bar hotel. If you have the seller approach the neighbor who is already on not the best terms from past police involved experiences, the slob make kick it up a couple notches. Making it worse.
Even coming over to let the new buyer walking around the outside of the new listing know that he loves heavy metal at 2 in the morning. And that two more pit bulls are being added to his healthy collections of dogs not allowed on most house insurance policies.
As he belches, crushes another Natty Lite can spent at 9:30 AM. Tossing it in the tall un-mowed grass collection of aluminum on his side of the boundary property line.

This can be tricky. It is true that sometimes cleaning up the neighbor's property is the best investment in making your own home have better curb appeal.
In the neighborhood where I bought my first house, I had (nice) neighbors who didn't take care of their yard. The grass was getting high and dry. I solved the problem by calling my insurance agent and reporting that I felt it was a fire hazard. I don't know what he did, but within a few days, the neighbors were refurbishing their yard by having new sod laid down. It was beautiful. Maybe he called the fire department or the city?
If you're up for a little deceit, maybe you could hire someone to clean it up. Have them contact the owners and say they're starting a new business and going around doing some jobs for free to get some testimonials.

I sold a house about six months ago, I recommended my seller to put a fence.
The neighbor finished the other side of the 290 feet. it is a corner house lot and I sold mine and the neighbors still look messy.

I've reported some things to zoning if they are in fact violations and that usually helps in getting those things done. We have a "tag em or drag em" law that doesn't allow for "junk" cars to be in residential areas. Reported outside refrigerators etc.

If the normally messy yard is groomed by request of the seller or lising agent or at the expense of the home seller and/or LA and then, after it sells, the neighbor allows the yard to return to its normal, ugly, condition, there may be a lawsuit filed against the seller and listing agent by the new owner who may allege that he was falsely led to believe that the next door yard was always well maintained and not an eyesore.
